THE MAJORITY of property purchasers rely on a standard mortgage valuation. This is the briefest of reports geared to protect the interests of the lender (some banks or building societies will not allow you to see the report and may not disclose its contents). Hence when you are buying a new home it is important that you commission an independent survey to assist you to evaluate the true cost of your future investment.
The RICS recommends one of the following surveys is undertaken prior to purchase:
HBSV (Homebuyers Survey and Valuation)   BUILDING SURVEY (Formerly known as a structural survey)
  • A concise standardised reporting format
  • Suitable for conventional post 1900's
  • residential properties apparently in reasonable condition
  • Provides the purchaser with brief information to make an informed decision
  • Identifies significant issues which have an affect on the value of the property
  • Highlights urgent matters
  • Recommends courses of action and if necessary further investigations
  • Includes a valuation
 
  • Suitable for any type of property regardless of age or condition
  • Bespoke project tailored to individual requirements
  • Includes photographic schedule
  • Provides technical advice on defects and remedial work
  • Includes advice on the cost of repairs and their priority
  • Identifies where possible the history of the property
  • Comments on Statutory requirements
  • Will not include valuation advice unless specifically agreed in advance
